DEVELOPMENT MANAGER

Reporting to the Director of Development, the Development Manager (DM) will manage all aspects of the development process including; design, schedule, financial, contracts, municipal approvals, reporting etc. The role is a single point of overarching responsibility for these tasks as well as a point of communication for all stakeholders such as Investors, Asset Managers, Property Managers, Brokers, Tenants, or Consultants.

So that you know what to expect on any given day, you’ll be doing one or all of these things:

  • Managing due diligence activities for land acquisition
  • Contracting and project managing design consultants
  • Developing and managing overall project schedule
  • Managing municipal approvals and agreements (e.g. Site Plan Approvals, permits, agreements)
  • Managing proforma inputs and updating of proforma (cost and revenue assumptions for underwriting)
  • Managing project budgets, accounting requirements, invoice reviews, and variance reporting
  • Managing Change Process throughout each project
  • Managing Progress Draws, consultant reviews
  • Managing project turnover process
  • Liaising with Owners
  • Providing Monthly reports
  • Coordinating project marketing plans with the support from the internal Marketing team
  • Negotiating and implementing Construction Management contracts

The Qualifications we would like you to bring to the position include:

  • Post Secondary diploma or degree in Architecture, Engineering, Business or Real Estate.
  • 5-8 years of relative experience in commercial or mixed use real estate development industry or secondarily in the design build business.
  • PMP Certification or another relevant professional certification such as GSC or LEED is a definite asset
  • Valid Class G Drivers License
